LAND SALE AUCTION
In obedience to a decree of the Chancery Court of Clay County, Tennessee, entered on the 22nd day of August, 2024, by the Honorable Ronald Thurman, Chancellor, in the above styled case, this sale will conducted as an Online Auction with online bidding being offered at www.eagleauctions.com. The sale of this property will be conducted with the online opening bid beginning on Saturday, November 23, 2024, at 10 a.m. and online bidding will close at 10 a.m. on December 7, 2024, or five (5) minutes after the last bid is received and sell to the highest and best bidder the property described in said decree. Being four (4) tracts as surveyed by Christopher M. Vick R.L.S. #2164 on September 12, 2024, located in the 3rd Civil District of Clay County, Tennessee, at 1725 Fire Tower Road in the Pea Ridge Community. (Reference Tax Map 017 Parcel 21.00 and Deed Book 10, page 365, Register’s Office of Clay County, Tennessee.
TRACT NO. 1: 1.09 acres with no improvements thereon.
TRACT NO. 2: 72.29 acres with a barn located thereon. This tract is subject to the rights
of ingress and egress to the Arms Cemetery along the tar and chip drive
TRACT NO. 3: 1.50 acres is improved with an older, traditional farmhouse and support building.
TRACT NO. 4: 7.81 acres with no improvements thereon.
NOTE: Tract No. 2 and Tract No. 4 are subject to a 25’ access easement that runs along the existing gravel drive to provide access from Pea Ridge Fire Tower Road to Tract No. 2 and Tract No. 4 as well as the James Roland Strong property.

TERMS OF SALE: 15% paid down on the day of sale, with the balance due and payable ten (10) days from the date of confirmation by the Court.
BIDDING SHALL BE LEFT OPEN: The Clerk & Master will leave the bidding open for a period of ten (10) days thereafter. In the event that during said time period, an additional bid is submitted to the Clerk & Master in a minimum amount of ten (10%) percent above the final bid submitted at the public auction, a second sale shall occur. The highest bid obtained shall be presented to the Court for final confirmation.
Said property will be sold “as is, where is”, both surface and subsurface, bidder invited to inspect prior to bidding.
