NOTICE OF SALE
WHEREAS, by Deed of Trust dated March 19, 2021, of record at Trust Deed Book 162, pages
596-598, Register’s Office of Clay County, Tennessee, Frederick Russell Jessup I, conveyed in trust to
Thomas E. Anderton, Jr., that property hereinafter described to secure the payment of a certain
promissory note, which deed of trust is modified to increase the maximum principal indebtedness by
Modification Agreement dated September 20, 2021, of record at Trust Deed Book 166, pages 451-452,
Register’s Office of Clay County, Tennessee; and
WHEREAS, Wellworth Bank, formerly the Bank of Celina, Branch of Citizens Bank of
Lafayette, is presently the owner and holder of said Promissory Note, Deed of Trust and Modification
Agreement above referred to, securing the indebtedness therein mentioned; and
WHEREAS, default has occurred under the terms of the Promissory Note, Deed of Trust and
Modification Agreement, thereby necessitating foreclosure, and Wellworth Bank, formerly the Bank of
Celina, Branch of Citizens Bank of Lafayette, has directed Thomas E. Anderton Jr., as Trustee, to
immediately commence foreclosure on the subject property;
NOW THEREFORE this Trustee’s Notice of Sale, default having occurred in the payment of the
Promissory Note according to the terms and conditions thereof, and the Promissory Note being in default,
the undersigned, Thomas E. Anderton, Jr., Trustee, does hereby give notice that he, as attorney, and/or
agent, will sell the hereinafter described property on December 29, 2025, at the hour of 1:00 p.m., at the
South door of the Clay County Courthouse, Celina, Tennessee, to the last, highest and best bidder, for
cash in hand and free from the rights of redemption, homestead, and dower, and all other exemptions of
any kind, but subject to any delinquent or current real property taxes on the property, and any valid
mineral and/or oil and gas leases. The property to be sold is described as follows, lying and being in the
3rd Civil District of Clay County, Tennessee, and more particularly described as follows, to-wit:
TRACT 1:
BEGINNING at a iron pin at the intersection of County Road (Bill Hunter Road) and
Reggie Ballard’s property; thence South 82 degrees 47′ 50″ East 124.21 feet to an iron
pin; thence South 05 degrees 10′ 03″ West 88.00 feet to an iron pin, a corner of William
Frasch; thence leaving William Frasch’s corner South 44 degrees 19′ 59″ West 55.24′ to a
1/2″ rebar (new); thence South 77 degrees 25′ 31″ West 106.07′ to a 1/2″ rebar (new);
thence North 27 degrees 36′ 12″ West 51.07′ to a 1/2″ rebar (new) in the east margin of
High Acres Road (Bill Hunter Road); thence moving with the east margin of High Acres
Road North 38 degrees 35′ 28″ East approximately 141′, back to the beginning, and
containing 0.55 acres, more or less. New description provided by Grantor.
Subject to the following 20′ nonexclusive easement along the existing driveway for
ingress and egress to a tract previously conveyed.
Beginning at a 1/2″ rebar located on High Acres Road (Bill Hunter Road) also the
southwestern corner of the above tract; thence leaving the east margin of High Acres
Road S 27º36’12″E 51.07′ to a 1/2″ rebar (new); thence S 74º51’16″E 31.28′ to a 1/2″
rebar (new); thence moving north 20′ to a stake; thence moving northwest approximately
24′ to a stake; thence moving northwest approximately 48′ to the eastern margin of High
Acres Road; thence moving southwest with the eastern margin of High Acres Road 20
feet to the point of beginning.
And being the same lands conveyed to Frederick Russell Jessup II from James Louis
Raines by warranty deed dated September 28, 2018, and recorded in Deed Book 110,
pages 505-506, Register’s Office of Clay County, Tennessee.
This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any
restrictive covenants; easements, or set back lines that may be applicable; any statutory rights or
redemption of any Governmental Agency, State or Federal; any prior liens or encumbrances as well as
any priority created by fixture filing; to any matter that an accurate survey of the premises might disclose;
and subject to, but not limited to the following parties who may claim an interest in the above referenced
property; Frederick Russell Jessup II, State of Tennessee, Republic Finance, LLC, and Wellworth Bank,
and subject to any party who may claim an interest in the above referenced property.

The Tennessee Public Utilities Commission designated Twin Lakes Telephone Cooperative Corp. (“Twin Lakes”) the “Eligible Telecommunications Carrier” for its service area for universal service purposes. The goal of universal service is to provide all citizens access to essential telecommunications services.
Twin Lakes provides the supported services-voice telephony service and broadband Internet access service-throughout its designated service area.
This includes access to:
- Voice grade access to the public switched network
- Minutes of use for local service provided a no additional charge
- Access to emergency services provided by local government or other public safety organizations, such as 911 and enhanced 911
- Toll limitation service for qualifying low-income customers
- Broadband Internet access service which includes the capability to send data to and receive data from the Internet, but excludes dial-up service.
Twin Lakes Telephone Cooperative Corp. provides basic single party residence (with unlimited local usage) and basic business service for rates which range from $22.34-$39.99 for residential customers and $27.50-$36.99 for business customers. Broadband Internet access service is provided at rates which start at $49.99 per month for residential customers and $69.99 per month for business customers. Twin Lakes would be pleased to provide you with specific rates for your area upon request.
Twin Lakes offers qualified customers a Lifeline Service Discount. Lifeline is a non-transferable, federal benefit that makes monthly phone or broadband service more affordable. Eligible households may apply the monthly Lifeline discount on either voice (home or wireless) or broadband (home or wireless), but not both. The current discount provided under Twin Lakes Lifeline service is $9.25 per month for broadband with a minimum speed of 25/3 Mbps subject to certain exceptions or $5.25 per month for voice-only service for each month the customer qualifies.
A household is eligible for the Lifeline discount if the customer’s annual household income is at or below 135% of the federal poverty guidelines. You may also qualify for the Lifeline program if a customer, a dependent, or the customer’s household participates in one or more of the following programs: - Medicaid
- Supplemental Nutrition Assistance Program (SNAP)
- Supplemental Security Income;
- Federal Public Housing Assistance (FPHA)
- Veterans and Survivors Pension Benefit.

Notice is hereby given that on the 17th day of November,
2025, Letters of Administration in respect of the estate of Aaron Jr.
White II, who died on September 20, 2025, were issued to the
undersigned by the Chancery Court of Clay County, Tennessee.
All persons, resident and non-resident, having claims matured
or unmatured against the Estate are required to file same with the
Clerk of the above-named court on or before the earlier of the dates
prescribed in (1) or (2), otherwise their claims will be forever
barred.
