In obedience to a decree of the Chancery Court of Clay County, Tennessee, entered on the 19th day of November, 2024, by the Honorable Ronald Thurman, Chancellor, in the above styled case, this sale will conducted by Clint Conner Auctions as an Online Auction with online bidding being offered at www.crossroadsauctiongroup.com. The sale of this property will be conducted with the online opening bid beginning on Monday, April 7, 2025, at 10 a.m. and the online bidding will close at 10 a.m. on April 26, 2025, or five (5) minutes after the last bid is received and sell to the highest and best bidder the property described in said decree. Being two (2) tracts as surveyed by Christopher M. Vick R.L.S. #2164, with Tract No. 1 being surveyed on February 14, 2025, and Tract No. 2 being surveyed on January 2, 2025, and being located in the 3rd Civil District of Clay County, Tennessee.

TERMS OF SALE: 20% paid down on the day of sale, with the balance due and payable ten (10) days from the date of confirmation by the Court.
BIDDING SHALL BE LEFT OPEN: The Clerk & Master will leave the bidding open for a period of ten (10) days thereafter. In the event that during said time period, an additional bid is submitted to the Clerk & Master in a minimum amount of ten (10%) percent above the final bid submitted at the public auction, a second sale shall occur. Default having been made in the terms, conditions, and payments provided for in that certain Deed of Trust registered on November 23, 2021 in Book TD167, Page 186-201, Register’s Office for Clay County, Tennessee, (hereafter “Deed of Trust”) from or executed by Steven Musgrave (“Borrower”) to Tommy Anderton, Trustee, securing the indebtedness therein described, which indebtedness is now due and unpaid, and has been declared in default by CITIZENS BANK OF LAFAYETTE, the Mortgagee of Record (“Bank”); and,

Pursuant to the Service Members Civil Relief Act of 2003, it was confirmed that there is no information in the Department of Defense data center that indicates the Borrower is currently on active military duty.
Pursuant to TCA 35-5-101(a)(b) this notice was published in the Dale Hollow Horizon newspaper, in Clay County, Tennessee, the county where the land is located on April 2, 2025, April 9, 2025 and April 16, 2025.
The purchase price is due and payable, in full, at the conclusion of the Trustee sale in the form of a cashier’s
check endorsed to the order of William D. Birdwell Esq. Personal checks shall not be accepted. For any amount the cashier’s check exceeds the purchase price, the Trustee shall refund said excess payment to the purchaser
following the deposit of the cashier’s check into his trust account.

Letters Testamentary in respect of the estate of Betty Rose Weir,
who died on February 6, 2024, were issued to the undersigned by
the Chancery Court of Clay County, Tennessee.
All persons, resident and non-resident, having claims matured
or unmatured against the Estate are required to file same with the
Clerk of the above named court on or before the earlier of the dates
prescribed in (1) or (2), otherwise their claims will be forever

PUBLIC NOTICE
2025 Annual Spring Cleanup Event Scheduled for Clay County
The Clay County Mayor’s Office and the
Clay County Sanitation Department, in
conjunction with the Tennessee
Department of Transportation, are
sponsoring the Annual Spring Cleanup
Event for May 5th through May 9th. This
service is provided through the Clay
County Sanitation based upon the Litter
Grant funding. Any household wishing to
have a pickup scheduled for large items
such as furniture, electronics, recyclables,
and other household items for disposal and
recycling are encouraged to call the Clay
County Sanitation Department at
931-243-4478 between the hours of
7:00am and 3:00pm. The Clay County
Sanitation Department will not be picking
up regular household trash, yard waste,
mattresses, tires, or household hazardous
waste during this event. We would like to
encourage everyone to participate in this
event. The pickup schedule is as follows:
District 1-Monday May 5th, District 2-
Tuesday May 6th, District 3-Wednesday
May 7th, District 4-Thursday May 8th,
District 5-Friday May 9th.
If you have any questions concerning
what we accept please call 931-243-4478.
Please call the day before your
scheduled pickup date to allow adequate
time for scheduling. The Sanitation
Department office is open Monday through
Friday 7:00am till 3:00pm.
